- Kindly give your complaints or queries in writing at our office.
- In odd hours or very urgent matters contact your respective building’s representative.
- You may text your building’s representative via sms or WhatsApp as per your convinience.
If any of the above method is followed you can expect a quick response to your complaints or queries.
What is MMC?
Monthly Maintenance Charges (MMC) shall be paid as follows –
(a) Monthly Maintenance Charges for Members: Rs 1200/- per month
(b) Monthly Maintenance Charges for Members who have rented their flats: Rs 1320/- per month
*Due Date for payment of MMC is fixed as 10th of each month. After the due date late fees would be applied as Rs.50+G.S.T/-
What is S&RM fund?
- As per the Society bye-laws, all members shall pay Sinking & Repairs and Maintenance Fund (S&RM Fund) once in every financial year per flat owned by them
- S&RM Fund will be calculated as 1% of (flat area x construction cost) owned by the member considering a construction cost of Rs 1000/- per square feet.
- Example: if your flat area is 1000 sq. feet then the amount would be (1000 x Rs. 1000 = Rs.10,00,000 and 1% of it) Rs. 10,000/-
- S&RM Fund of each financial year shall be paid by cheque only before 15th September of each financial year. Name of the flat owner, building and flat no, contact number need to be clearly mentioned on the reverse side of the cheque.
- S&RM Fund for each financial year paid beyond stipulated due dates mentioned above, shall attract a penalty / late fee of 21% per annum .
- Building-wise list of calculated / applicable SRM fund for each flat owner is kept ready in the office.
What are Payment Options?
- Monthly in advance o or before 10th day of the month
- Quarterly in advance on or before 10th day of the first month of the quarter
- Half-Yearly in advance on or before 10th day of the first month of the half-year
- Yearly in advance on or before 10th day of the first month of the year
- Penalty / Late Fee – A penalty at the rate of Rs 50+G.S.T/- shall be levied to the member in case the payments are made beyond the due dates stipulated above as per option chosen by the member
- Members are welcome to make payment of MMC preferably by cheque. Name of the flat owner, building and flat no, contact number should be clearly mentioned on the backside of the cheque. Payments in cash will be discouraged to bring easiness in accounting, transparency in transactions and avoid handling of large cash for the security reasons. Cheque to be drawn in favour of “Meghvarsha Co-operative Housing Society Ltd.”
Who can do online payment?
- Online payment options are made available ONLY to members who are out of India, since society account does not have internet banking facility. Such members should get in touch with the secretary Mrs. Priti Gokhale (secretary@meghvarshasociety.com) for further details. Members should inform the committee before any transactions.
- Members who cannot give it in person but residing in India are required to courier the cheque (preferably the whole annual amount) to: Meghvarsha Society office, Meghvarsha Society, Behind Shell Petrol Pump, Mai Mangeshkar hospital service road, Pune-Bengaluru Highway, Warje, Pune 411058.
What is Flat Transfer Premium?
- A Flat Transfer Premium of Rs 25000/- shall be payable by the seller of the flat by cheque mode only.
- In addition to above, flat seller shall also pay a Share Transfer Fee of Rs 500/- and Entrance Fee of Rs 100/-
- Society will give NOC to seller member only when he/she has paid all charges mentioned, cleared all other dues to his/her account and submitted all the necessary documents
- This premium is to be paid whenever there is a sale deed. This is waived only in case of a gift deed or a WILL.
What is a process to rent my flat?
- Strictly No bachelor tenants are allowed. Kindly rent your flat to the families only.
- Rental agreement with police verification has to be submitted to the society office before tenant start staying in the society.
- Personal information and photo ID copy of the tenant has to be submitted in society office for security reasons.
